Why Choose ACI Inspections?

Our certified pool inspector (#CPI-621990) meets and exceeds the pool inspection standards set forth by ASHI (American Society of Home Inspectors), and separately holds a certification in pool inspections. Our inspectors have previously worked in pool remodeling and maintenance.

Why Spa and Pool Inspections are Recommended

When buying a home with a pool, most homeowners don’t realize the work and maintenance required to minimize maintenance costs and keep the pool safe and functional. Common problems that arise with home swimming pools include:

    • Electrical safety risks
    • Needed replacement of equipment, pool surface, & decking
    • Malfunctioning filters and pumps
    • Damaged lighting
    • Outdated safety equipment
    • Damaged pool accessories
    • Structural cracks
    • Underground leaks
    • Plumbing leaks

Our goal is to provide you with a practical and actionable report on any issues with your pool or spa that need to be addressed to prevent further damage, unnecessary cost, or injury. We even include cost repair estimates in our digital report.

What’s Included in a Swimming Pool and Spa Inspection?

Our certified pool inspections go beyond a simple overview of the equipment.

We take a close look at:
  • Vessel structure
  • Surface finish
  • Coping
  • Tile condition
  • Corrosion from pool chemicals
  • Child Safety Equipment
  • Surrounding decking
  • Drain function
  • Safety rails
  • Step conditions
  • Skimmer function and condition
  • Water inlets
  • Cleaning systems
  • Jets
  • Fountains
  • Sprayers
  • Filters
  • Pumps
  • Piping
  • Leaking gaskets or piping
  • Auto-fill systems
  • Blowers
  • Heaters
  • Solar leaks
  • Electrical wiring
  • Electrical panels
  • Underwater lights and connections

Of course, every pool is different, so the components inspected will vary from property to property. Additionally, we may recommend a leak-detection test to locate leaks in the pool structure and a pressure test to identify leaks in the plumbing system. A detailed report with repair estimates is provided.
