Tony Valles

Operations Manager & Inspector

Tony is the operations manager for ACI Inspections and is a Florida-licensed (HI13915) ASHI Inspector (#266869) with 11 years of experience performing home inspections. Tony is an ASHI School graduate, the most respected school in the industry, an ICA Certified thermal imaging inspector, pool inspector, and certified in mold testing. He is also a Enthalpy Technologies certified indoor air quality surveyor, pool repair and maintenance technician since 2010, and former owner-operator of a pool maintenance and repair company. Tony has also worked as a Florida-licensed termite inspector. He is also SewerScan Certified in sewer video inspections.

Tony speaks English and Haitian Creole.

After beginning his home inspection career in California, he moved to Florida in 2016. Tony specializes in pool inspections, thermal imaging, mold testing, air quality testing, and sewer scope inspections, ensuring every ACI client receives a thorough, high-quality inspection.

Maurice Phaneuf, ACI

Inspector & Business Manager

Maurice is the business manager and a home inspector for ACI Inspections. He has a calm, quiet demeanor, which is great for keeping findings calm and in perspective. 

Maurice is a Florida-licensed home inspector #HI8073, an ASHI certified inspector #261617, a certified residential thermographer (CRT), a licensed contractor since 2008 #CRC1330060. For over 40 years Maurice has worked in the construction, building maintenance, and inspection professions; 20 years as a residential contractor; President of a condo building association for over 20 years including a presidency of the main service corporation. 

Maurice is a graduate of the American Home Inspector Training Institute. Maurice is also a licensed architectural drafter and used to work in plan review quality control. Maurice speaks French, English, and Spanish. You would be hard-pressed to find an inspector with the experience Maurice has.

Mike Heffner

Inspector 

Mike is a home inspector for ACI Inspections. He is very experienced, and he inspects homes quickly while being reasonably thorough. Mike doesn’t blow anything out of proportion, making him a great asset.

Mike is a Florida licensed home inspector #HI5031, an ASHI inspector #266868, and has been remodeling homes and working in masonry, carpentry, and electrical since 1985, and became a contractor in 2013. Mike has been remodeling homes in Florida for the past 10 years. Mike went to Miami-Dade College to be educated in home inspections and became a licensed home inspector in 2012. Mike speaks English and Spanish.

Michael Gaurnier, ACI

Founder & President

Michael Gaurnier is a Florida-licensed (HI9520) home and termite inspector with over 28 years of experience in the construction and inspection industry. He is certified by the American Society of Home Inspectors (ASHI #252915).

Michael has personally performed inspections on over 6,000 residential and commercial properties and specializes in luxury homes throughout South Florida, including Fort Lauderdale, Las Olas, Broward, and Palm Beach counties. Michael was the go-to inspector throughout the South Florida area for inspecting ultra-luxury properties and other properties requiring a high level of expertise until he turned local management over to his replacement and protégé, Tony Valles. He is fluent in English, French, and Haitian Creole, and is also a Hurricane Mitigation Specialist.

Having built homes in Northern California, worked in and managed large-scale commercial construction in New York, and managed home inspection companies in multiple states, Michael brings a unique combination of construction expertise and inspection precision. His inspections incorporate advanced technology such as thermal imaging infrared cameras, moisture detection tools, and sewer scope video cameras, alongside traditional methods. Michael provides a specialized training program for all his inspectors on the methodology and practice he has created and perfected over the years. Certifications: Graduate of the Carson Dunlop School of Home Inspections, ASHI, ICA, ITC Certified residential thermographer, Certified Pool Inspector, SewerScan Certified, Enthalpy Technologies certified, InspectorLab Certified, ICC member, Former Regional manager of BPG Inspections in California & Florida.

Michael is now expanding ACI Inspections into New York, where his expertise was requested for a large-scale building project. Michael continues to manage operations and perform training for the team in South Florida.
