Construction Phase Inspections
Construction Phase III Inspection (Final / Pre-Closing)
A Phase III inspection is performed when the home is essentially complete and is very similar to an 11-month builder warranty inspection, with one key difference—it happens before you move in.
What This Inspection Covers

- Interior finishes, doors, windows, and fixtures

Why Phase III Is So Important
This inspection helps identify issues before closing, while the builder is still highly motivated to resolve them. It allows you to take possession of your new home with confidence—not a to-do list.
Construction Phase I Inspection (Pre-Pour / Foundation)
A Phase I inspection is performed early in the construction process, before the concrete slab or foundation is poured.
What this Inspection Covers
This phase focuses on components that will soon be concealed and impossible to evaluate later, including:

- Vapor barriers and soil conditions
- Reinforcing steel (rebar) placement
- Plumbing lines and penetrations under the slab
- The electrical grounding and bonding system

Construction Phase II Inspection (Pre-Drywall)
A Phase II inspection takes place once the structure is framed and major systems are installed—but before insulation and drywall conceal them.
What This Inspection Covers
- Structural framing and load paths
- Roof framing and sheathing
- Electrical wiring and panel installation
- Plumbing supply and drain lines
- HVAC ductwork, equipment placement, and condensate routing
- Window and door installations

This is the last opportunity to inspect the “bones” of the house in full view. Corrections made at this stage are far easier and far less costly than after walls are closed.
